“Sunny City” is a residential complex in the Krasnoselsky district from the developer Setl City. The project is being built on a site bounded by Budyonny Avenue, Peterhof Highway, Sosnovaya Polyana and the village of Sergievo. According to project documentation, the legal developer of the property is Settle Invest LLC. Construction is being carried out in several stages. The first four buildings, according to preliminary data, will cost the company 15.6 billion rubles.

The area of ​​the site on which the quarter will arise is 185 hectares. This will allow the construction of more than a million square meters of housing. The houses in the residential complex will vary in number of floors; there will be both low-rise and high-rise ( maximum height- 12 floors), as well as individual households. The housing class is positioned by the developer as “comfort”.

The first stage, which includes multi-section buildings 2 and 3 with a total number of apartments of 2,372, was commissioned in the fourth quarter of 2016. The houses were built using frame-monolithic technology. The layouts include studios and apartments with a number of rooms from one to three with an area of ​​23.66 to 79.9 square meters. The buildings contain underground parking for 526 cars. At the end of 2017, the developer commissioned building 4, in which 2,879 apartments are studios, as well as one-room apartments and two-room apartments. The building also has underground parking for 600 cars. Building 1 was put into operation in the first quarter of 2018. It is a building with 1,210 apartments with underground parking for 230 cars.

Currently, buildings 5 ​​- 10 are being built. In the fifth building, whose delivery is scheduled for the first quarter of 2018, 1,684 apartments are designed, the vast majority of which will be studios; the apartment layout is similar to buildings 2 and 3. The sixth building involves the construction of 1,113 apartments from studios to three-room apartments (planned to be commissioned in the third quarter of the same year), and the seventh - 2,594 (also from studios to three-room apartments; delivery in the second quarter of 2019).

Sales in building 8 started in November 2017. It will contain 2,829 residential premises (studios, one-, two- and three-room apartments), as well as underground parking for 522 cars. The building is planned to be put into operation in the third quarter of 2020. In the same year, according to project declarations, buildings 9 and 10 are due for completion. The price of apartments in all buildings includes a fine finish from the developer with two color schemes.

The territory of the block will be improved and landscaped, and social facilities will appear in its composition - it is planned to build two clinics, 13 kindergartens (the first of them was commissioned in 2017), five schools and a children's art school, two sports complexes with swimming pools, shopping and entertainment complexes, shops and so on.

The external social infrastructure is poorly developed due to the low population of the location itself, however, at a distance of 1.5 - 2 km from the construction site there are schools, kindergartens, pharmacies, dental clinics, a shopping complex, bank branches, cafes and shops, and to the construction hypermarket "K -Rauta" and the Lenta hypermarket are less than a kilometer away.

Transport accessibility, taking into account the remoteness of the residential complex from the city center, is not bad. The public transport stop is about a kilometer away, which is about 15 minutes on foot. From there you can get to the Prospekt Veteranov metro station (distance is 12 km) or to the center by bus or minibus; in general, the public transport network in the area is quite developed. About the same distance to the Sergievo railway station, from which trains go to the Baltic station. Peterhofskoye, Krasnoselskoye and Volkhonskoye highways lie close to the residential complex, near the ring road (about 4 km to the exit).

The ecology of the location is not bad - just over a kilometer away is the Shungerovsky Forest Park and the Sosnovaya Polyana Park, a little further beyond the village of Novoselye is the Gorelovsky Forest, there are no hazardous industries nearby, the shore of the Gulf of Finland is about 4.5 kilometers away. Peterhofskoye Highway is separated from the residential complex by the Novoznamenka Park, Budyonny Avenue is also not under the windows. The picture is slightly spoiled by the small industrial zone of a motor transport enterprise, located 250 meters east of the construction site, as well as the nearby military unit 52321, specializing in the repair of automobile and military equipment.
